This calculator works out the real cost of a New Zealand home loan, not just the bare repayment most tools show, for either monthly or weekly payments. You enter the property price, your deposit as a percentage or a dollar amount, the loan term in years, the interest rate, and your payment frequency. You can also add council rates, property and mortgage insurance, and apartment body corporate fees, each entered as a yearly figure. It uses the standard table loan formula to work out the loan principal after your deposit, then converts every extra cost into the same frequency so everything lines up. The results show your mortgage repayment, council rates per period, body corporate fees per period, property and mortgage insurance per period, and a total payable per period adding all four together, with a doughnut chart breaking down where the money goes. This gives first-home buyers and owners a realistic weekly or monthly figure to budget against, rather than just the headline repayment, which is often the smallest part of true home-ownership cost once rates, insurance and levies are added in. Try different deposit sizes, terms and rates to see how each changes both the repayment and the total cost before you commit. Figures are indicative only, so confirm your actual rate and fees with your lender.
Whilst the standard rate for a mortgage is 30 years there are other options for shorter terms that will increase the amount paid per payback period during the duration of the mortgage but will lower the overall amount paid over the lifetime of the mortgage. Typically the 30-year mortgage will cost the least per payback period but the most over the lifetime of the loan due to the amount paid in interest as interest is a function of time due to the delayed payment of a debt.
An example of this is a mortgage value of $1,000,000.00 with an interest rate of 4.55% per annum recurred through the lifetime of the mortgage. Paying the mortgage back over 30 years will see total payments of $1,824,067.12, paying the mortgage back over 20 years will see total payments of $1,518,358.50 whilst paying the mortgage back over 10 years will see total payments of $1,243,660.91.
Talking to a mortgage broker will allow you to negotiate lower interest rates with the bank or lending provider which will help lower both the amount paid per payback period as well as over the lifetime of the mortgage.
