A property capitalisation rate is a valuation tool used in the real estate industry to evaluate and compare different property investments. This cap rate looks at the ratio between the operating income of an asset, compared to the market value of the assets. This method is best used to compare similar types of properties to ensure all other factors remain equal. This calculator uses the current market value of the property, rather than the purchase price, to ensure that there is no bias towards properties purchased in the past at lower prices.
